The Management Company was established in the autumn of 2008 to maintain the communal areas of the site with a particular focus on the many mature trees. 

The aim of The Limes Management Company (MC) is to use the regular monthly contributions made by each household to maintain the site. This includes building up a sinking fund to cover significant future expenses (such as periodic tree maintenance), along with regular monthly expenses such as gardening to the communal area, insurance and electricity for the street lights and gates.

Our Mission

The MC is run by a number of residents on site who are directors, which has enabled the monthly fees to remain fixed at £50 for the last eight years, and avoid a number of third party professional fees that would normally be incurred by companies of this nature. The directors do not receive any fees from the MC.

What We've Achieved

Some of the company’s major annual expenses are shown below:

  • Insurance £900
  • Electricity £150
  • Maintenance £700

The MC’s income is £700 per month (£50 per property).

Other periodic expenses incurred include:

  • Trees - surveys and maintenance £5,000 over the last three years
  • Installation of CCTV £1,000
  • Gate Repairs and maintenance £1,000

These expenses are paid from a sinking fund that is held by the MC.


The Gates

The gates operate using a Pay As You Go mobile phone SIM card programmed to each house. Where mobile service is not available (for example due to poor weather) the key pad will appear inactive. If this persists, let someone from the MC know. Should you need additional key fobs for the gates, these can be provided by the MC at around £40 each (this is the cost incurred, there is no margin added).
